Buying a Henderson home from out of state, step by step

Filmed walkthroughs, FaceTime tours and e-signing make a remote new-construction purchase genuinely workable. Here's the order of operations.

Remote purchases are normal here now

A large share of Henderson's new-construction buyers are moving in from somewhere else, and a meaningful number of them buy before they ever stand in the house. The process is well worn at this point — it just has an order to it, and skipping steps is where people get hurt.

Step one: pick the area before the house

This is the step remote buyers most often skip, and it's the expensive one. Henderson is not one place. Anthem, Cadence, Green Valley, Inspirada, Lake Las Vegas, MacDonald Highlands, Seven Hills, Tuscany and Whitney Ranch have real differences in commute, elevation, age of surrounding development, HOA structure and feel.

Start at the Henderson area guide and narrow to two or three. A filmed drive-through of a neighborhood tells you more in six minutes than a week of listing photos.

Step two: get your financing straight early

Builders will often make their best offer to buyers using their preferred lender, and they'll want a pre-approval before they'll hold anything. Getting this done early also tells you your honest all-in ceiling before you fall for a specific lot.

You are not obligated to keep the builder's lender for the life of the loan, but the incentive is usually tied to closing with them. Run both sets of numbers.

Step three: tour remotely, properly

A live FaceTime walkthrough is not the same as a photo gallery, and it's not the same as a builder's marketing video. On a live call you can ask me to stand still, point the camera at the neighbor's roofline, look at what's actually behind the back fence, or walk the lot at four in the afternoon.

Ask for the unflattering angles. Any agent who only shows you the pretty ones is costing you the information you're on the call to get.

Step four: reserve, then verify

Contracts, disclosures and addenda all sign electronically. Earnest money wires. None of that requires you to be in Nevada.

What does deserve a trip, if you can manage one, is the walkthrough before close. If you genuinely can't, a detailed filmed walkthrough with a punch list is the fallback — and it should be done by someone representing you, not by the builder.

Step five: resale is worth a look too

New construction isn't automatically the right answer. In an established Henderson neighborhood, a resale home often comes with finished landscaping, window coverings and mature trees already paid for — which can land you at a lower all-in number than a comparable new build once the design center is done.
