Henderson has spent this summer in a steady, workable place: enough homes on the shelf that you can genuinely compare two or three before deciding, and enough demand that anything sharply priced does not linger. Neither side is dictating terms. What tends to separate buyers who do well from buyers who do not is simply whether they walked in prepared — financing sorted, priorities ranked, representation in place. Walk into any Henderson model — Cadence, Inspirada, a new phase out at Anthem — and someone friendly will hand you a floor plan and ask you to sign in. They are helpful, they know the product cold, and they are very good at their job. Their job is representing the builder.
That is not a criticism; it is a job description. But it means the person walking you through options and lot premiums is the same person whose employer is on the other side of your negotiation. Anything you volunteer about your budget, your timeline, or how much you love the corner lot is information that travels in one direction.
Here is the part that catches people. Most builders will only recognize your own agent if that agent is registered on your first visit — sometimes named on the sign-in card, sometimes physically present. Tour on a Saturday by yourself, come back the next weekend with representation, and the builder can decline to acknowledge them. You have not saved anything by going alone. You have simply given up having someone in the room whose only obligation is to you.
And this is the piece almost nobody realizes until it is too late to use: buyer representation on a new build costs you nothing — the builder pays it, out of a marketing budget already priced into the home whether you bring someone or not. Going unrepresented does not get you a discount. It just removes your advocate.
