Halfway through September, and Henderson has finally turned. The evenings on Water Street are usable again, the Anthem hillside trails are pleasant before the sun clears the ridge, and the sales offices that ran quiet all summer have people in them on weekday afternoons.

This issue takes apart something that costs Henderson buyers real money — the gap between a builder’s headline rate and the rate you can actually get. I read all eleven builders’ own pages this morning, and the fortnight produced four different stories about the same four-digit number. Also inside: where Henderson sits right now, the three strongest deals on the ground, two short reads, and your one-click toolkit.

Where things stand

Highest median in the valley, widest spread in it

Henderson is still the most expensive of the six valley submarkets, and it is also the least uniform. Cadence and Green Valley sit close to the Henderson median while the hillside communities run far above it, so which pocket you shop changes the arithmetic more here than anywhere else in Las Vegas. Days on market have stretched out enough that you can look at three homes and think about them overnight, which is not a luxury this market has always offered. Community-level numbers move every month, so rather than print a figure here that ages badly, I keep a live report you can pull for your exact corner of Henderson.

Every posted rate has a floor, a ceiling and a deadline

A Henderson yard sign says 2.99%. You do the arithmetic on the drive home down Anthem Parkway and the house suddenly feels affordable. Then you sit down at the sales desk and find out the rate was never available on the home you were standing in. This is the most common way a new-construction buyer here ends up disappointed, and it is entirely avoidable if you know the four questions to ask.

1. What is the floor? Financing offers are usually built around a loan-size band, and the band can quietly exclude whole communities. The jumbo buydown Toll Brothers is posting across its Nevada pages is only available on loan amounts between $650,000 and $2,000,000, with a minimum 20% down payment and a 740 credit score. Toll’s own Henderson townhomes at Inspirada start at $525,000 — a price the headline rate cannot reach at any down payment, which you would never guess from the banner.

2. What is the ceiling? The same offer stops at $2,000,000. Buyers assume a rate promotion gets better as the price climbs. It usually just stops.

3. When does the contract have to be signed — and when does it have to close? These are two different dates, and Henderson builders are running them in four different shapes right now. Lennar’s Fall Super Sale takes signed agreements only between September 14 and September 20 — that window shuts this Sunday. Taylor Morrison opened a fresh one this morning that runs September 16 to September 30. Tri Pointe wants a contract by September 28. And D.R. Horton’s deadline is not a signing date at all — it is a closing date of September 30, which is a far harder thing to hit if you start from scratch today.

4. Which homes qualify? Almost every offer says “select homes.” Ask for the list in writing. Beazer is advertising up to $30,000 in Your Choice savings on its Las Vegas metro page — but that banner does not appear on its Henderson page, or on Skyview Estates, at all. Woodside is posting 4.999% with no expiry date printed anywhere. KB Home and Century Communities are posting no Las Vegas rate or credit whatsoever this fortnight.

None of this means the offers are not worth having — several of them are large, real subsidies for the buyer they fit. It only means the advertised number is the beginning of the conversation, not the end of it.

And the part almost nobody realizes: your representation on a new build costs you nothing — the builder pays it, out of a budget already priced into the home. Most builders only credit your agent if they register with you on your first visit, so line that up before you tour, not after.

Every rate, credit and date above was read on that builder’s own website on September 16, 2026. Offers change weekly and some change mid-week — verify current terms directly with the builder, and confirm the specific home qualifies, before you write anything.

Around the valley

Henderson’s outdoor season is short and worth using. Henderson Hot Rod Days comes back to the Water Street District on Friday and Saturday, October 2–3 — hundreds of cars down the middle of the street, free to walk into, with the Water Street garage open for parking. Two weeks later the Dragon Boat Festival takes over the water at Lake Las Vegas on Saturday, October 17.
