Hi there,
Two weeks ago I wrote about the fine print that caps how much builder help a Henderson buyer can accept. This issue is about the opposite problem, and it is a nicer one to have. Henderson’s builders have stopped leading with a rate and started leading with a sum of money you point wherever you like. Century calls it flex cash, Beazer calls it Your Choice, Taylor Morrison pairs a rate with a closing-cost credit, and all three are live on Henderson homes today. Where that money lands is a decision most buyers make in the sales office in about ninety seconds. It deserves an evening.
Also in here: the 30-year at 7.40% and what September did to the valley, four offer windows that close this Sunday, Halloween on the city calendar, two reads, and the usual toolkit.
Freddie Mac’s weekly survey put the 30-year fixed at 7.40% on October 8, up from 7.28% the week before and from 6.95% in mid-September — roughly a point above where it sat a year ago. This morning’s reading lands after this issue goes out, so I will not guess at it. The valley felt the climb in September: Las Vegas REALTORS’ monthly report shows the single-family median at $470,000, down about 1% on August and level with a year ago, with fewer homes closing than in September 2025. Henderson runs ahead of that line — homes here still go under contract in roughly five weeks and values are up on last year — but the direction is the same everywhere: flat prices, slower sales, buyers who can afford to be patient. For new construction that is precisely the mix that produces incentives. A builder with a finished home and a December fiscal deadline would rather hand one buyer $20,000 to spend than cut the posted price for everyone behind them. Sub-area figures change monthly, so I keep them in the live report rather than print a number here that will be stale by the time you read it.
Three offers on Henderson homes this fortnight share one shape: a dollar figure first, a rate second or not at all. Century Communities is posting up to $30,000 in flex cash on select Las Vegas-division homes for contracts signed by November 30 that close by December 31, usable toward a price reduction, closing costs, a rate buydown, the lot premium or design options. Beazer is posting up to $20,000 in Your Choice savings on select quick move-in townhomes at Cantata Point in Henderson, from the mid-$300,000s, toward closing costs, design upgrades, a buydown or the lot premium, with no end date shown. Taylor Morrison takes the hybrid route at Verona at Lake Las Vegas: an FHA fixed rate of 4.875% (5.66% APR) plus up to $12,000 toward closing costs through Taylor Morrison Home Funding, contract by November 1 and close by November 30. The question is no longer whether there is help. It is where to aim it.
1. Off the price. The cleanest use. A lower contract price means a smaller loan, a smaller property-tax base and lower title and transfer costs, and nothing to spend before you own the home. It is also the use builders like least, because the recorded sale becomes the comparable for every neighbour still unsold — which is why some sales offices say no, and most do not volunteer it. Century lists it in writing. Ask every builder, in writing, whether it is allowed.
2. Off the lot premium. Mechanically the same as a price cut, but the sales office finds it easier to say yes to, because the base price of the plan stays intact. In Henderson phases the spread between the cheapest and dearest homesite can run past the gap between two floor plans, so a premium reduction is often where the biggest single number hides. This week’s first read is about which premiums hold their value and which evaporate.
3. At the design center. The use that feels richest and buys least. A design credit spends at design-center prices, and most finishes cost less after closing with a contractor of your own. Spend it only on what cannot be changed later — structural options, plumbing and electrical locations, cabinet boxes, the things behind drywall. Flooring, lighting and paint can wait. The second read below is my list of what to lock in and what to leave alone.
4. Into the rate. If you intend to stay a decade, a permanent buydown is the most leveraged use of the same dollar, because it compounds across every payment. Ask the builder’s lender for the exact cost of each eighth of a point on your loan size, in writing. Two cautions: a buydown funded by the builder is a seller contribution, so the caps from the last issue apply, and Century routes any buydown or closing-cost use through Inspire Home Loans and limits that use to 3% of the price. A credit that can only be spent one way is worth less than its face.
5. Toward closing costs. Useful, bounded and lossy. It can pay real closing costs and prepaids, including up to a year of association dues in Cadence or Inspirada, and nothing else. If the credit exceeds your actual costs the remainder does not come back to you. Have the lender total your closing costs before you decide how much to point here.
The arithmetic. Any good lender can run the monthly payment under each allocation in ten minutes. Insist on seeing all five side by side before you sign, because once the contract is drawn the builder owes you no second look. And remember what the advertised figure is: a starting point. I negotiate from it on your behalf, the builder pays for that representation, and the ask that never makes the banner is usually the one that closes.
Four windows close this Sunday. October 18 is the last day to sign for Lennar’s 2/1 buydown through Lennar Mortgage on named Henderson homes, for Richmond American’s nine posted rates through HomeAmerican Mortgage, for Woodside’s three 30-year rates through the same lender, and for the deposit that earns up to 6% toward closing costs at Toll Brothers at Inspirada. KB Home’s below-market rates and Del Webb at Lake Las Vegas’s 4.75% seven-year ARM run to October 31. If one of those is your builder, this is the week, and a window that ends on a Sunday is worth confirming by phone on Friday.
Rates, credits, dates and community names above were read on each builder’s own website on October 15, 2026 — Century’s Las Vegas offer page, Beazer’s Cantata Point page and Taylor Morrison’s Verona at Lake Las Vegas page. Pulte’s all-ages Henderson page and Tri Pointe show no Henderson offer today. Builder offers change weekly and sometimes mid-week — verify current terms directly with the builder, and confirm the specific home qualifies, before you write anything. The allocation guidance here is general and is not a loan commitment, tax advice or legal advice.
Before you point a dollar anywhere 🏠
Ask the sales office for the incentive split in writing, one line per bucket, before the contract is drawn. Ask the lender for the monthly payment under each split. Ask whether a price or lot-premium reduction is allowed at all — some builders quietly say no. And register me as your agent on the first visit: the builder pays for it, not you, and I ask these questions before anyone falls for a floor plan.

Sales, promos, rate buydowns and closing-cost credits worth knowing this month. The advertised incentive is a starting point, not the ceiling — I negotiate from there, free to you. Always verify with the builder.

The back half of October is Henderson’s best fortnight on the calendar. Henderson Bluegrass, one of the city’s signature events, is this Saturday, October 17. The Halloween run then stacks up on weeknights: a Spell Candle Carving Workshop at the Henderson Multigenerational Center on Tuesday October 20 for ages 12 and up, Teenie Weenie Halloweenie at Valley View Recreation Center on Wednesday October 28 for the under-sixes with a grown-up, and Trunk or Treat at Black Mountain Recreation Center on Thursday October 29. If you are weighing two neighbourhoods, a rec-center trunk-or-treat is the cheapest look you will get at the families you would be buying next to. Further out, the city’s F1 watch party is Saturday November 21 and WinterFest follows on December 3 and 4. Some events need registration and a small fee; dates are the city’s as announced — confirm on hendersonhappenings.com before you drive. Reply with your own October spot on this side of the valley; reader picks go in a future issue.

New this week — Lot premiums in Henderson: which ones hold their value — Corner, cul-de-sac, view, no rear neighbour: a premium can be the biggest single line on a Henderson contract, and the first place to aim flex cash. Which ones resale rewards, and which ones it forgets.

Spend it wisely — The design center: what to lock in and what to leave alone — A design credit spends at design-center prices. Here is the short list of options you genuinely cannot change after drywall, and the long list you can do cheaper later.

Every Henderson community has a homesite map with a second set of prices on it. Some of those premiums are the best money you will spend on the house. Others evaporate the day the street fills in. Here is how I tell them apart before a buyer picks a lot.
