Nevada has no state income tax, property taxes run far below what Cook County and most Midwest suburbs collect, and a new home here costs less to heat in January than the one you’re leaving. The harder part is buying in a city you’ve visited but never lived in. That’s the part I do.
A quick move-in home is one the builder has already started or finished, so you close in weeks instead of waiting most of a year for a to-be-built. Completed homes typically close in 30–45 days once your financing is ready; homes still under construction close when the builder finishes.
Fall is when builders push hardest to close out inventory before year-end, so quick move-in homes often carry the strongest incentives — rate buydowns, closing-cost credits and design-center dollars. Plenty of Midwest buyers keep the family home and add a Las Vegas winter home. New construction suits that well: a low-water yard, HOA-maintained common areas, a builder warranty for the first years, and a lock-and-leave layout. One note — Nevada’s 3% property-tax cap applies to a primary residence; second homes fall under a different cap, so ask a tax professional before you decide.

No. I tour models and the actual homesite with you live on FaceTime, film walkthroughs to send later, and the paperwork is signed electronically. Many of my out-of-state clients first see their home in person at the final walk.
Nothing. On new construction the builder pays the buyer’s agent. I only need to register you with the builder before, or on, your first visit to a community so you keep full representation.
